How we build the data
We collect data from several sources, process it automatically and review it regularly before it reaches users. Every
report states what it measures and what it does not.

Market listings
Automated collection of sale and rent listings from 11 sources since 2020, with duplicates removed
and outliers excluded. Prices are asking prices in listings, not completed deals.

Adjusted indices
Price indices that hold location, size and source fixed, so an index doesn't move just because
the mix of listings changed — with the median shown next to the average.

Satellite imagery & AI
High-resolution imagery, refreshed when new imagery is available, and building-detection models
that have mapped more than 5 million buildings.
